There has been lots of speculation and well-put-together marketing material released by NMDC, but I want to explore the key aspects of the New Murabba development (and the exciting Mukaab skyscraper) and the potential impact it could have on Saudi Arabia and the region as a whole.
The New Murabba development aligns with Saudi Arabia’s Vision 2030, a strategic blueprint that seeks to transform the nation’s economy and reduce its dependence on oil revenue. With the aim of diversifying economic sectors and promoting non-oil investments, this project again seeks to attract local and foreign businesses, stimulate tourism, and create employment opportunities for Saudi nationals.

Situated in the Qassim region, the New Murabba development benefits from its strategic central location within the Kingdom. This prime location allows for easy access to major cities, airports, and ports, making it a gateway for trade and commerce. The project encompasses a vast area and will feature state-of-the-art infrastructure, including transportation networks, advanced telecommunications systems, and sustainable utilities, ensuring seamless connectivity and efficient operations. The downtown, which is scheduled to be completed by 2030, will feature a series of immersive experiences tapping into culture, commercial spaces, and residences. The project will cover an area of 19 square-kilometres, and will have over 25 million square metres of floor area.
As part of the New Murabba development, a key focus will be placed on creating world-class tourism and hospitality infrastructure. The project plans to offer a wide range of accommodation options, including luxury hotels, resorts, and serviced apartments, catering to both leisure and business travellers. So what is the Mukaab?
The Mukaab will reportedly be large enough to house twenty Empire State Buildings inside
Located at the heart of the futuristic city lies ‘The Mukaab’ — which will be one of the “largest built structures in the world”. The cube-shaped skyscraper will be 400 meters high, 400 meters long, and 400 meters wide, and will be an immersive destination brought to life by digital and virtual technology.
Inspired by modern Najdi architectural, The Mukaab will also see a tower atop a spiral base, which will feature two million square metres of floor space, with premium retail, cultural, and tourist attractions, in addition to residential and hotel units, commercial spaces, and recreational facilities. Holographics will also play a key role at the site, allowing visitors to immerse themselves in various environments.
Spread across an area of 19-square kilometers at the intersection of King Salman and King Khalid roads, the development will boast 104,000 residential units, 9,000 hotel rooms, and 980,000 sqm of retail space.
