Associate Director – Mixed Use Residential – Head Office




MRG are retained to source a dynamic individual to join a successful mixed use property management team for a leading consultancy to play a pivotal role in delivering property management services.


This position is client and residential customer-facing and requires a forward-thinking individual to manage residential assets across mixed-use schemes, with a strong focus on finance, particularly service charge management. This is not a standard residential management role; rather, it demands innovative strategies.






  • Lead the production and management of annual residential service charge budgets, collaborating with internal resources to ensure timely delivery.
  • Coordinate closely with the accounts team to meet commercial and residential year-end accounts deadlines.
  • Oversee all service charge expenditure, implementing processes to enhance spend management and providing detailed financial reports as requested by clients.
  • Conduct monthly budget vs actual analyses with site teams, offering assistance to the finance team in reconciliation and reforecasting exercises.
  • Effectively communicate and discuss budgets, variances, and year-end accounts with colleagues, clients, and residents.




  • Working closely with the development set up teams for new sites to accurately set up the properties on our finance software. This will include the following; review of the legal & VAT structures proposed by the client with specialist advice where necessary, formulation of apportionment matrices, void management modelling and oversight of the onboarding of occupiers.
  • Conduct regular gap analysis exercises to develop scope of services and incorporate new technology and systems for team efficiency.
  • Cultivate strong relationships with key stakeholders and provide staff training on expected standards and service delivery excellence.
  • Monitor insurance claims processed by site teams and ensure compliance with residential procedures, policies, leases, and legislation.
  • Develop and implement strategies to achieve industry and sector excellence awards and assist with environmental performance reporting.




  • Ensure all team communications are compliant and served in line with lease and residential escalation requirements.
  • Serve as an escalation point for complex leasehold management queries and translate lease requirements into practical scenarios.
  • Collaborate with site teams to deliver exceptional customer service standards and support community engagement initiatives.




  • A good understanding of H&S regulations and Compliance.
  • Able to over the implementation of best practice and Standard Operating Procedures to ensure compliance.
  • Oversee compliance levels, support site teams with closing required actions and report from H&S systems.




  • Excellent written and verbal communication skills.
  • Strong financial skills including budgeting, forecasting, and year-end accounts review.
  • Leadership and credibility at senior level with residential and mixed-use clients.
  • People management, collaboration, and communication skills.
  • Thorough understanding of residential leases, statutory regulations, and complex legal ownership structures.
  • Discretion and sensitivity in handling confidential matters.
  • MIRPM qualified, Assoc RICS desired.
  • Detailed understanding of RICS Service Charge Codes, Professional Statement, and regulations.
  • Utilities and building environmental management experience, including liaison with Energy Supply Companies (ESCOs).
